We are seeking a contract Project Manager to lead Edgewood's Yardi ERP implementation and support other IT/EP initiatives as they arise.

This is a full-time contract position based onsite at Edgewood's headquarters in Piscataway, NJ, five days per week, for the term of the engagement.

 

Position Overview

This role's first priority is Edgewood's company-wide Yardi ERP implementation — building and maintaining the project plan, tracking risk and budget, coordinating vendors and any implementation partner, and keeping the business and IT aligned on scope, schedule, and decisions through go-live and stabilization.

Yardi is the priority and primary focus, but not the only project. As other IT/EP initiatives come up — Microsoft 365, identity and security, document management, and others — this person will take on project management there as well, and potentially other organization-wide initiatives beyond IT. This is a fixed-term contract engagement, expected to run at least through the duration of the Yardi implementation, currently estimated at 8–10 months, with likely extension to cover additional IT initiatives depending on need.

This is a traditional, milestone-driven project management engagement, not Agile/Scrum. Candidates from a variety of industries will be considered, provided they demonstrate rigorous planning and stakeholder-management skills. No specific industry background is required. Real estate or property management experience is a strong plus, and prior exposure to Yardi or a similar ERP/property-management system is preferred but not required.

Responsibilities

Key Responsibilities

Project Planning & Execution

  • Own and maintain the master project plan and schedule using milestone/Gantt-based planning.
  • Serve as Edgewood's accountable day-to-day project lead on the Yardi implementation, and take on the same role across other IT initiatives — and potentially broader organizational initiatives — as they're assigned.
  • Prepare and run stage-gate reviews with project leadership, including formal go/no-go decisions at each phase transition.
  • Support user acceptance testing coordination, training rollout logistics, and go-live/cutover planning.

Stakeholder & Vendor Management

  • Coordinate between internal stakeholders, Yardi's professional services team, and any third-party implementation partner.
  • Facilitate communication between technical teams and non-technical business stakeholders — Property Management, Accounting, Construction, and Legal.
  • Run regular status reporting to IT leadership and project governance.

Risk, Budget & Change Control

  • Maintain the project risk and issue log; drive resolution or escalation of blockers.
  • Track project budget against actuals across vendor contracts and implementation costs.
  • Manage change requests and the change calendar across concurrent workstreams to avoid schedule collisions — including collisions between Yardi and whatever else is running in parallel.

Qualifications

Qualifications:

Required

  • 5+ years of project management experience running structured, milestone-driven projects; PMP or similar certification a plus but not required.
  • Demonstrated experience managing complex projects with multiple stakeholders and external vendors.
  • Comfortable managing more than one project or initiative at a time, potentially across different domains — this isn't a single-project role.
  • Strong organizational, written, and verbal communication skills.
  • Available to commit for the full duration of the engagement.

Preferred

  • Real estate, property management, or related industry experience is strongly preferred.
  • Experience managing an ERP, financial system, or other large enterprise software implementation. Yardi experience specifically is preferred but not required.
  • Comfortable working with AI tools (e.g., Claude, ChatGPT) for status reporting, planning, and research.

Compensation & Engagement Terms

$95–$135/hour, W-2 contract or via staffing agency, commensurate with experience — in line with current market rates for a senior project manager on a large-scale ERP/systems implementation.

Engagement is expected to run at least through the duration of the Yardi implementation project, currently estimated at 8–10 months from start, with likely extension to cover other IT initiatives depending on need. Exact term and hours will be defined in the contract engagement agreement.
