Candidates will exhibit leadership qualities with the ability to direct, motivate and supervise personnel to achieve maximum productivity. Self-starters with attention to detail and strong follow through; ability to establish priorities and manage multiple tasks simultaneously with innovative problem-solving and decision-making abilities with emphasis on quality control and subcontractor management.

 

 

 

 

 

 

 

Responsibilities

Construction Manager/Residential Responsibilities:

 

  • Review Project Budgets
  • Review Design Development and provide Value Engineering ideas
  • Vendor qualification analysis
  • Assist in preparing contractor/sub Bidding list
  • Assist in Bid Analysis
  • Review each scope to ensure it eliminates change orders and or omissions.
  • Project Start-up and organizing pre-con meetings
  • Organizing/Presenting weekly Tool Box Safety talks, two week look ahead schedule for subs and trade partners
  • Creating and writing schedule
  • Updating schedule as needed
  • Tracking changes to schedule and documenting delays
  • Weekly Community updating to senior management, requiring building schedules, and site status.
  • Procurement and tracking long lead items.
  • Document/Log management and contro.
  • Permits
  • Submittals and shop drawing review and tracking
  • RFI’s
  • Drawing Log
  • Meeting Minutes
  • Correspondence
  • Expense reports
  • Contract review
  • Overseeing Field Staff
  • Punchlist
  • Project Closeout
  • Time Sheets

Qualifications

Desired Skills and Experience

 

Qualified Candidate will have:

  • 5+ years prior construction project management experience
  •  Experience with both construction of single family and multifamily communities
  • Have OSHA 30 Hr. Certification
  • Experience in ALL phases; Pre-Construction, Construction and Post-Construction
  • Experience managing specialty retail projects
  • Excellent capability with Microsoft Office, Microsoft Project         
  • Ability to communicate effectively, advanced organizational skills and attention to details
  • Experience developing and maintaining project budgets, schedules and tracking
  • Experience managing multiple projects and construction sites simultaneously, as well as fast track projects
  • Degree in Construction Management or Engineering preferred, but not required
